Residential Conveyancing Fees:
Sale and Purchase Up To 750,000.00 (Freehold) £2,500.00 plus VAT
Sale and Purchase Over 750,000.00 (Freehold) £3,5000.00 plus VAT
Sale and Purchase Over 1,000,000.00 (Freehold) £5,000.00 plus VAT to £15,000.00 plus VAT
Re-mortgage up to 1m (Freehold) £2,000.00 plus VAT
Re-mortgage of 1m and over £3,000.00 plus VAT
Transfer of Equity £1,500.00 plus VAT
Lease Extensions (starting from) £2,500.00 plus VAT

If any of the above are for a Leasehold property, there will be an additional legal fee of £250.00 plus VAT.
If the Buyer is a Company (corporate) there will be an additional legal fee of £350.00 plus VAT on top of the fees quoted above.
Depending on your transaction, you may be required to pay stamp duty and you may also be required to pay land registry fees. The fees to be paid and the sum to be paid for stamp duty will vary in each transaction.

Costs & Disbursements on Your Behalf and VAT thereon

Apart from legal fees as indicated above, there are other costs which you will incur in any residential transaction. These can vary depending on the type of transactions, such as whether you are selling a property or buying a property. Some costs do not have any VAT (such as stamp duty) whereas others are subject to VAT (such as searches). Here is an indicative list of usual costs and disbursements:

Land Registry Fee (No VAT)
This is dependent on the value of your property but allow between £135.00 – £550.00 being the most common bracket.

There is usually a fee payable to HM Land Registry for any application to change or update the register. For example, when buying a house, we must apply to the HM Land Registry to record you as the new owner and register the details of your mortgage. The fees payable vary and you are able to obtain further details here. The vast majority of our application are made online, which results in a lower fee payable by you.

Stamp Duty (No VAT)
This is dependent on the value of your property. This is a tax on property imposed by the government. There are varying rates of stamp duty and the amount you would be required to pay depends on your circumstances. A property being purchased for a buy to let or a second homeowner may be required to pay a higher rate. A first-time buyer would pay a lower rate. Searches (Subject to VAT)
We would be required to carry our various searches in your purchase or in some cases remortgage transactions. Searches are usually provided by local authorities, utility providers (such as Thames Water) and other private search companies. Searches are usually subject to VAT. For example, a residential search pack which includes a local authority search, drainage search and environmental search would be approximately £370.00 to £450.00 inclusive of VAT. (this could vary from borough to borough)

Services Not Included
We have provided a comprehensive list of all services we provide above in compliance with SRA transparency rules. However, each transaction is unique and there may be some services which are not included in the fees quotes above. Where possible, we will try to establish this at the outset of the transaction, or we will let you know as soon as becoming aware of any services which you may need and which are not included in our costs. Further Comments on Costs
The above is only a general estimate of the overall costs and expenses in a typical transaction for sale and purchase and does not represent the final figure you may have to spend on the transaction. The above estimates do not take into consideration any fees you may have to, or wish to pay for the services of surveyors, valuer, architects, financial advisers, accountants and mortgage brokers etc. The final figure may need to be adjusted depending on the individual circumstances of your matter which may need revising once we have further details.

If your instruction is changed or additional instruction is given outside the scope of the previous instruction, then we can charge additional fees at an agreed further fixed cost or at our hourly rate.

Fixed costs are agreed subject to completion of this matter within 6 months. If the matter fails to complete within this period, then we can charge additional fees at our hourly rate.

What if the transaction does not complete?
It is fixed costs so even if the matter is not completed our fixed costs must be payable together with all the disbursements incurred up to the date.

If we are unable to resolve your complaint within eight weeks after you have brought it to our attention, then you can have the complaint independently looked at by the Legal Ombudsman, an independent complaints body, established under the Legal Services Act 2007, that deals with legal services complaints.

Legal Ombudsman limitation data
A complaint to the Legal Ombudsman must be made:

  • Within six months of receiving our final response to your complaint; and
  • No more than one year from the date of the act or omission being complained about; or
  • No more than one year from the date when you should reasonably have known that there
    was cause for complaint.
